he design brief (or client brief) is a set of parameters established in consultation with the client from which a design is created. This information is important to ensure we create a space that caters to our client’s needs as well as meeting the functional requirements of a bathroom area.

When planning and designing a new bathroom, the options for the client are virtually limitless. The design is largely determined by client: lifestyle, personal taste and, of course, budget. The wide variety of materials, fitting and fixtures on the market can be overwhelming. Our clients will most likely require some guidance and professional advice during the selection process.
Planning a bathroom for a new home usually allows the designer greater flexibility: often there is the opportunity to have a say in the early stages of construction to specify the placement of services such as plumbing and drainage, and the location of windows and door openings to achieve the best layout for the space available. Where the project involves renovating an existing dwelling, the design may be limited by the footprint or space available and the existing plumbing and drainage (if these cannot be moved).
It is important to determine the project parameters (or ‘ scope of works’) required by the client from the outset before moving on to the more detailed design stage. These decisions will define what works are to be performed by us as the designer or bathroom specialist and unlimitedly determine the budget outcome for the client. The design-brief stage allows both parties to communicate one-on-one to have a clear understanding and agree on the expected outcomes before moving to the next stage.

Even after your new home has been built, it’s still important to us to keep our relationship with you. Your Project Manager will always be available and assuring you of our best attention at all times.

After we obtained the approvals, we will be able to start demolition if needed then the site cut and excavation. This is followed by footing stage, framing, lock up, fixing and finishing. We will supply detailed progress and expenditure updates and reports at regular intervals. Phase Three Custom Home – Construction Contract :

Upon finalising of acceptable working drawings, Beverly Homes will be able to provide program and price for your project. Your project price can be prepared based on two following options:

  1. Lump sum method:

In this method we prepare detail estimate base on working drawings and provide a fixed price for fulfilling the scope of the work.

  1. Cost plus method:

In this method we apply a set percentage rate that will be charged over the all construction items cost. The homeowner is aware of who is getting paid and how much. There are no hidden costs or fees. This creates higher level of trust and comfort between client and Beverly because the labour and material costs are known. Another cost plus method benefit for the homeowners is that, client only pay for completed services and doesn’t have to pay for tasks not yet completed.

Our standard design process will cover following steps in order to finalise endorsed town planning drawings:

  • Pre-application Discussions with the relevant council
  • Presentation of preliminary architectural drawings to the client
  • Review and change to preliminary drawings by client.
  • Preparing and Submitting the Application to council for review
  • Council checks the application
  • Preliminary Assessment from council
  • Apply council changes
  • Advertising A Planning Application
  • Council assesses the application
  • Review by VCAT (if required)

Upon the completion of these stages you will have a complete set of endorsed town planning drawings. These drawings will include architectural drawings, including layout, plan view, elevations, cross sections, colour scheme, roof layout and site plan.

For carrying out of building construction you need Building Permit. Building permit is legal documents giving permission for starting construction stage and will be issued by registered building surveyor. for submission of a building permit application, following
